Maui Land & Pineapple has reported that TY Hawaii has finalized the purchase of the Bay Course for $23.6 million. The purchase includes the course, club house, tennis facilities and a ten year lease of the Kapalua Golf Academy. Maui Land and Pineapple will pay down $20 million in current debt obligations and utilize the remainder for working capital and operations. TY Hawaii purchased The Plantation Course last year for $50 million. Kapalua Land Company will lease the Bay Course at least until March 2011. Mike Jones, Director of Golf remains in charge of all golf operations.

We have just completed the 24th Annual Kapalua Clambake Pro-Am Invitational. Beneficiaries for the three day event on the Bay and Plantation courses include Maui Special Olympics, the Hawaii State Junior Golf Association, and the Lahainaluna High School Golf Team.
Congratulations to low Professional John Galarita. The low team with a score of 319 was The Clam Hunters. Gary Mason and his family have been part of this event for the past 18 years and have successfully hunted down the Clambake Championship this year.
Many thanks to the dedicated golf staff, especially Mike Jones, Scott Carroll, Chris Noda, and Tiffany Dofa. The courses were in magnificent condition and the greens rolled as good as I have seen.

It was announced that the Maui County Council will hold a meeting on April 29 to hear public testimony about the proposed tax rates* for the 2011 fiscal year.
Proposed Tax Rates are as follows:

Unimproved Residential: $7.25 (now $5.35)

While it appears the mil rates have gone up, property values have declined. In many cases we will see people paying about the same in property taxes as the previous fiscal year.

The Association reports that we are getting a better "footing" in the real estate market. Today is the start of the SBS Championship on the Plantation Course. 28 winners from the 2009 PGA Tour Season will compete for 5.6 million in prize money in this season opening event. The winner this week will get an early jump on the PGA Tour 2010 official money list and Fed Ex Cup points.
I am honored to have been selected to announce the Professionals as they make their way to the final hole. The Lahainaluna High School Foundation where I serve as President was also selected as the featured beneficiary this year so that is exciting as well. See you on the Course!

On December 31, the company announced that five former Maui Pineapple Company executives have teamed up with Pardee Erdman of Ulupalakua Ranch to assume pineapple operations from ML&P. The new company will be named Haliimaile Pineapple Company and will continue to grow and market fresh pineapple under the Maui Gold Brand.
Key shareholders and directors of the new company are Pardee Erdman, Doug Schenk, former President of Maui Pineapple Company, former vice presidents of MPC, Doug MacCluer and Ed Chenchin, and current operating directors for MPC, Darren Strand and Rudy Balala.
Haliimaile Pineapple Company will farm approximately 1,000 acres in upcountry, and may add to this acreage in the future. The formation of this new company also keeps important jobs, and will continue to provide high quality fresh pineapple to local hotels, restaurants, and supermarkets.

I hope that you had a warm and joyous Christmas. Louisa and I just returned from Las Vegas where we had a wonderful visit with family. While we spent most of our time at our daughter's house, we did stay at the new M Resort and Spa. It is off the strip but it is a really cool property. If you are in Las Vegas I would recommend either staying at or visiting the M Resort and Spa.
I was pleased to see upon my return that Maui Land & Pineapple has concluded an agreement with Experiential Resources to operate Kapalua Adventures/Ziplines. ERI was involved with Kapalua from the very beginning as the primary builder and designer of the Zipline Course and Mountain Adventure Center. They are a well respected company in the adventure and activity industry and are involved in multiple courses throughout Hawaii and the Mainland.

Outrigger Enterprises Group will take over the management of The Kapalua Villas beginning today. Outrigger has appointed TJ Oesterling as general Manager. TJ was with Outrigger from 2002 to 2006 as vice president of the condominium and time-share division. Most recently he was a consultant for the Executive Centre Association and before that was the regional vice president of opertaions-Pacific Region for Wyndham Vacation Ownership. Ryan Churchill, Senior Vice President of Maui Land and Pineapple stated "we are pleased to have Outrigger Enterprises Group join the Kapalua family as the new management company for The Kapalua Villas. Outrigger Condominium Collection has an outstanding track record of guest and owner satisfaction.
The Kapalua Villas branding will remain in place, however Outrigger will leverage marketing with its other properties.

In The Maui News on Thursday, November 26, and with a front page follow up today, it was announced that two thirds of Ulupalakua Ranches 18,000 acres will be preserved forever as agricultural lands through an easement donated to the Maui Coastal Land Trust. The ranch will operate as usual, but the easement will protect future generations from selling off lands piecemeal. Ulupalakua Ranch is a Maui treasure and has been in existence for 165 years, although the Erdman family has owned the ranch since 1963. Ulupalakua Ranch is home to Tedeschi Winery, a Country Store and Grill, 5,000 head of cattle, horse back riding, and clay shooting. Sheep and elk have made Ulupalakua home as well. This is great news for Maui, and when asked why Pardee Erdman chose to pursue a perpetual agricultural easement, he said: "I was driving in Kihei one day and looked up those green hills, and I was proud of the land, and I decided I wanted it to stay the way it is".
This new agreement is PONO (the right thing to do) and reminds us of why Maui is so special.
The Pacific Business News reports that home sales have been steadily rising since bottoming out in early 2009. A very small percentage of sales are attributed to the $8,000 tax credit for first time homeowners, but most Realtors are reporting an increase in investors returning to the market place. At Kapalua Realty, we have been connecting more and more buyers and sellers so we are seeing this first hand as well.

The Ridge Villas saw its first sale of the year record today. Ridge Villa 1511 was a gold unit but bank owned. It was sold unfurnished and recorded at the price of $725,000. Kapalua Realty represented the buyer.

A couple of things to share with you today. First, congratulations to Ken and Sharon Boudreau on the sale of their Bay Villa 23G2. The villa is a one bedroom ocean front, and closed at the same price as the last one bedroom ocean front sale. Courtney Brown and I are still working diligently to connect buyers and sellers in this real estate market.
Secondly, Outrigger Resorts and Destination Resorts gave final presentations to the company and a panel of owners on Friday. We expect an announcement soon as to who will take over The Kapalua Villa condominium and luxury home rental program. As a former General Manager of The Kapalua Club and Villas, my opinion is that this will be a good move for the company. The product will be Kapalua branded, and the additional marketing and reach to their customers should provide positive benefits.

Courtney Brown and I have remained very active with new listings, and we continue to assist buyers and sellers, even in this down market.
